Privacy Policy

This site has two forms. Neither one requires a Social Security number, date of birth, account number, or any credit or income documentation, and you should not send those through this site.

The contact form (on the homepage and at the foot of each guide) collects your name and email address, and optionally your phone number, a short company or scenario description, and whatever you write in the message field.

The guide download form collects your name and email address, records which guide you asked for, and records whether you ticked the box asking for occasional guides and market updates. That box is unticked by default. Leaving it unticked still sends you the guide; it simply means you have not asked for anything else.

Both forms include a hidden field that is invisible to people and left empty by them. It exists only to identify automated spam submissions.

When you submit a form, the page address you submitted from and the time of submission are recorded with it. The guide form additionally records the referring page and any utm_ campaign parameters present in the address you arrived on.

If you arrive from a Google ad, the advertising click identifier on that link (gclid, gbraid, or wbraid) is saved in your browser's local storage and attached to a form submission if you make one. These identifiers are opaque tokens that identify the ad click, not you. They are kept for up to 90 days and are discarded after that, which matches the window Google itself will still accept them within.

This site sets one item in local storage, described above, holding advertising click identifiers. It is readable only by this site and is not sent to any third party by this site.

Google Analytics and Google Ads set their own cookies through the Google tag described below. Those are governed by Google's policies, not this one. Blocking cookies, using private browsing, or running an ad or tracking blocker will prevent some or all of this measurement, and the forms on this site will still work normally if you do.

This site loads the Google tag, which supplies Google Analytics 4 and Google Ads conversion measurement. Analytics reports how pages are found and used in aggregate. Conversion measurement reports that a form was completed, so advertising spend can be evaluated.

The conversion and analytics events this site sends do not include your name, email address, phone number, or the text of your message. They carry the page involved, which guide was requested, and similar non-identifying context.

Form submissions are stored in a customer relationship management system operated for Daniel Escobar and are used to respond to you, to keep a record of that conversation, and to send the guide you asked for. If you ticked the marketing box, they are also used to send the occasional updates you asked for.

Aggregate counts drawn from this information — how many enquiries arrived, which guides were requested, which pages produced them — are used to judge whether the site and any advertising are working.

Information is not sold. It is shared only with the service providers needed to operate the site and respond to you:

• Google — analytics and advertising measurement, as described above.
• Email delivery and hosting providers — to store the records and to deliver guides and any updates you requested.
• Phoenix Lending Group — Daniel Escobar is a licensed mortgage originator with Phoenix Lending Group. If your enquiry becomes an actual loan conversation, the information needed to continue it moves into their systems and is then also subject to their privacy practices and to the disclosures you receive from them.

Information may also be disclosed where required by law or to protect legal rights.

Enquiries and guide requests are kept as business records for as long as they remain relevant to an ongoing or potential lending relationship, and to meet recordkeeping obligations that apply to mortgage origination. No fixed deletion schedule is published here, because setting one that the systems did not actually follow would be worse than saying so plainly. Advertising click identifiers held in your browser expire after 90 days.

You can decline the marketing box and still receive the guide. If you did opt in, every marketing email includes an unsubscribe link, and unsubscribing does not affect your ability to reach Daniel directly.

You can ask what is held about you, ask for it to be corrected, or ask for it to be deleted, by emailing daniel@phoenixlending.com. Records that must be retained for legal or regulatory reasons cannot always be deleted on request; if that applies, you will be told.

You can also limit measurement at your end through browser settings, Google's own ad settings, or a tracking blocker.

Access to the systems holding this information is restricted and transmission to this site is encrypted. No website or system can be guaranteed completely secure, and no such guarantee is made here. Please do not send sensitive financial or identity documents through the forms on this site.

This site is intended for adults seeking mortgage information and is not directed to children.
